Key information on homeowners associations

Homeowners associations, or HOAs, play a big role in thousands of communities across the United States. HOAs keep peace and order and preserve the way communities work as a whole. HOAs come up with and implement the rules according to the vision of its members. Below are some of the key facts people should know before joining an HOA.

  • Many HOA rules center around the appearance of the house. Lawns have to be regularly trimmed, homes have to be painted with the colors the HOA approves, and a lot more. Homeowners usually pay a fine when they fail to comply with the HOA rules and regulations.

  • Other HOAs may be stricter with how their communities look and even have rules when it comes to landscaping. Essentially, if a home sticks out for better or for worse, the owner will be required to have his landscape changed.

  • Once a homeowner decides they want to rent out their home, the prospective tenant is bound by the same rules and restrictions as was the owner.

  • HOA fees may sometimes increase depending on a number of factors, such as house repairs, costs of association, service, landscaping, water electricity, etc. These fees are not like mortgages, which stay the same throughout time.

  • Pets are a touchy topic for HOAs. While most HOAs allow household pets, there are specifics such as quantity breeds, and sizes that may need to be followed.
